Parking Lot Striping

Parking Lot Striping in Santa Clarita

Commercial Striping with an Owner-Minded Perspective

Clear pavement markings organize parking, vehicle circulation, and pedestrian routes across an active commercial property. At Intertex Companies, we provide commercial parking lot striping in Santa Clarita with an understanding of how the finished layout supports the property’s broader operating objectives.

Founded in 1982, we approach commercial projects through construction, development, management, and advisory capabilities under one roof. We mobilize crews and equipment throughout the Santa Clarita Valley and along regional freeway corridors. This integrated perspective allows us to evaluate striping in the context of access, circulation, current property uses, and future plans.

Layout Decisions for New Striping & Re-Striping

Parking lot striping may involve a new layout or re-striping over an established configuration. New layouts must account for traffic flow, accessible and fire routes, and usable parking capacity. Re-striping restores markings faded by vehicle traffic, weather exposure, oxidation, or general surface wear.

Faded or missing lines can make parking areas, travel paths, and accessible routes difficult to identify. Before work begins, the layout should reflect how vehicles enter, circulate, park, load, and exit. The paved surface and any planned changes in parking use also need consideration.

A commercial parking layout may include:

  • Standard parking stalls
  • Fire lanes
  • Accessible parking spaces and access aisles
  • Directional arrows
  • Loading zones
  • Crosswalks
  • Curb markings

We begin by defining the project needs. Our employees coordinate with clients and our subcontractor and vendor teams throughout the commercial construction process as appropriate. Open communication and practical solutions guide the work, while skilled workmanship and quality materials provide a clear path from initial discussion through completion.

Planning Parking Lot Striping in Santa Clarita

Striping work begins with a review of the existing pavement, visible markings, circulation patterns, and planned parking uses. During a free estimate, we discuss the condition of the lot and the intended scope. We use that conversation to establish a productive project partnership.

Access & Vehicle Circulation

Commercial facilities often need to remain open during the work. Property access and vehicle circulation therefore need careful consideration when striping affects an active site. When paving work is involved, we plan around traffic flow, access needs, and safety while accounting for surrounding property operations.

Our owner-minded perspective keeps the discussion connected to the property’s practical goals. A striping plan may affect parking capacity, accessible routes, loading activity, and movement through the site. We account for those relationships while communicating directly about the work.

Permit Management

Permit needs depend on the project scope and the authority governing the property. When commercial construction work needs permits, we handle all of them as part of our process. Because review paths vary by scope, we base the administrative approach on the work under consideration.

California Accessible Parking Layout Standards

California Building Code Chapter 11B governs accessible parking layouts for commercial properties. The applicable count depends on the total number of parking spaces, while stall dimensions and access aisles follow separate measurements. These figures inform layout planning but don’t constitute approval by a building department or other authority.

California Building Code provisions include these figures:

  • Lots with 1 to 25 spaces: Minimum of 1 accessible parking space
  • Lots with 26 to 50 spaces: Minimum of 2 accessible parking spaces
  • Lots with 51 to 75 spaces: Minimum of 3 accessible parking spaces
  • Lots with 76 to 100 spaces: Minimum of 4 accessible parking spaces
  • Lots with 501 to 1,000 spaces: Accessible parking equal to 2% of the total
  • Lots with more than 1,000 spaces: 20 accessible parking spaces, plus 1 for each 100 spaces over 1,000

For every six accessible parking spaces, or fraction of six, at least one must be van-accessible. Both car and van stalls must be at least 216 inches long. Car stalls must be at least 108 inches wide, while van stalls must be at least 144 inches wide.

A van stall may instead be 108 inches wide when paired with a 96-inch access aisle. Access aisles serving either type of stall must otherwise be at least 60 inches wide. The stalls are typically outlined or painted blue and must display the International Symbol of Accessibility, the wheelchair symbol used to identify accessible facilities, at least 36 inches wide by 36 inches high.

Some medical properties follow higher percentages. Hospital outpatient facilities must designate 10% of patient and visitor parking as accessible. Rehabilitation facilities and outpatient physical therapy facilities must designate 20% of patient and visitor parking for accessible use.
